2025 Holiday Light Contest Results
Thank you to everyone who participated in this year’s Annual Holiday Light Contest! With our new single-category format, it was wonderful to see such a wide variety of decorating styles throughout The Hamptons at Brightwood—everything from classic and elegant displays to bright, bold, and festive creations. The neighborhood truly looked amazing, with even more homes decorated than in years past.
We’re excited to announce the 2025 winners:

This year, there was a tie for third place. To keep things fair, the tied homes were entered into a random generator, and 20000 Babylon Court was selected as the winner.
Gift cards will be dropped off to the winners within the next week or so.

We have a low quarterly fee used to fund the operations of the community. Including: Garbage and Recycling collection, landscaping services for the common areas, as well as electric and insurance for the common areas. We also use an HOA management firm called Advantage Property Management to handle all HOA Due payments and account-related concerns.

2025 Waste Management Service Selection
We are pleased to share an update regarding the community's waste services. Following the community survey conducted via Google Forms, the Board of Directors finalized a new contract with Apple Valley Waste (AVW) based on the preferences expressed by residents.
This document provides detailed information about the survey results, the decision-making process, and the impact this updated contract will have on HOA dues starting in 2025.

Zego Online HOA Due Payments
Residents now have the ability to pay their quarterly HOA dues online, for FREE when using your bank account!! Click on the link below to access the Advantage Property Management online payment website. Alternatively, you can download the Zego phone app! If you have an account or access-related questions, please contact Sue Snyder.
Additionally, the Board has produced the Online Payment Guide to assist residents with using the Zego portal.
Apple Valley Waste (AVW) Information
Apple Valley Waste (AVW) Information
The community's current contract with Apple Valley Waste provides the following:
1. Trash Pickup in one AVW supplied container, once per week, on Tuesday mornings
2. Recycling Pickup in one AVW supplied container, once per week, on Thursday mornings. If you have a small recycling tote and would like a large 96-gallon AVW provided tote instead, please complete the form here: AVW Recycling Tote Swap Out Form
3. Bulk Waste Pickup - 2 items per month; contact AVW directly at 304-724-1834 or see their website for more information: AVW Bulk Pickup.
**When contacting AVW, be sure to state that you are a resident within the Hamptons at Brightwood community and our service contract provides bulk item pick up.
4. Yard Waste Pickup - April 4th to the first week of December, on Tuesday mornings.
*If an additional trash container is needed, the resident is responsible for setting up a personal account with AVW. The current associated costs are $5.00 per month and a one-time delivery fee of $23.77. These costs are in addition to the standard trash and recycling collection service which is paid via the quarterly HOA dues. Please contact AVW directly at 304-724-1834 to establish this additional service.
**Christmas Tree pickup or drop-off can be coordinated through AVW directly. This is not a service that is included in the Communities contract with AVW. For more details, see AVW's website and/or contact them directly: 304-724-1834

Late Payment Policy Regarding Waste Collection Services
If a resident does not pay their HOA dues on or before the 15th day of the month following that quarter's due date, waste collection services will be suspended until the resident's account has less than a $10.00 balance.
Please note: If making a payment by check, the funds must clear prior to services being restored. This is generally 5 business days.
See the table below which illustrates the due date each quarter vs. the trash suspension date if payment is not received:
Jan 1 due; Feb 15 suspended
Apr 1 due; May 15 suspended
Jul 1 due; Aug 15 suspended
Oct 1 due; Nov 15 suspended
